This ranch is all deeded lands and water is provided by some big Springs that arise on the ranch. The springs produce approx. 4500 gallons per minute and the water is used by flood irrigation as well as through Pivots, wheel-lines and some hand lines. There are 10 pivots on the ranch but looks like 6 would be useful. Others haven't been used for many years. There are 5 homes on the ranch plus a Cookhouse, Office and a 6 bedroom dormitory. Multiple shops and barns plus working corrals. The mining company that owns the property hasn't been farm/ranching it in last couple years and recognizes they need a partner to take over the ranching/farming. They want to reserve the right to use 650 gallons per minute of the water available for future needs of the mine and sage grouse credits generated on the ranch. They are hoping to sell a 50% undivided interest in the ranch and will tie down additional details in a partnership agreement. They also want to keep use of several buildings on the ranch and use of the 200+ acres East of the Duckwater road for a future man camp.
